Franklin Street by Convido sits on the old Balfours bakery site at the west end of the Adelaide grid. The Central Market and a supermarket are seven hundred metres away, the casino and the convention centre a little over a kilometre, and Rundle Mall about fourteen minutes on foot. The free City Connector bus route runs a hundred and fifty metres west. Adelaide Airport is five kilometres, roughly a quarter of an hour by road.

The building opened in 2019, which makes it the newest in the Adelaide group by a decade, and it carries the deepest facilities of anywhere in the collection.

Start with the heated indoor lap pool, then the sauna and steam room, with a gym alongside. Evenings are the point of difference: a cinema room, a library, a games area with a golf simulator, and a communal dining room and kitchen for when you want to cook for people properly. Up on the roof, a landscaped sky park has barbecues and lounge seating.

A business centre handles the working day and a restaurant operates at ground level. Reception is staffed around the clock, secure entry and cameras cover the building, and parking is available on site with a booking.
