Convido Spring Street stands on the corner of Spring Street and Flinders Lane, at the Paris end of town. Treasury Gardens and Fitzroy Gardens are across the road, Parliament House is up the hill, and the theatre district is a two-minute walk. Parliament Station is a few hundred metres north and trams run on Spring Street inside the free tram zone. Apartments sit above the tree line, so the outlook runs across parkland to the sporting grounds and on to Port Phillip Bay.

The recreation level holds a 25-metre indoor heated pool and a gym. Outside it, an entertaining terrace with barbecues catches the afternoon. Book the private dining room for a dinner or turn it into a meeting room for the day, and there is a wine room alongside it.

A concierge desk is staffed around the clock, seven days, with a full-time security service behind it. Parcels are held for you and parking is on site. The building won a national architecture award in 2018.
